What to find out before you put a price out

  1. Balance and repayment terms — how much remains, what the bank’s procedure is, whether there is an early-repayment fee.
  2. Title deed — who the owner is, what the charge is, whether there is a lien from another title too.
  3. Timing — reservation, filing, release of the charge and handover must fit. Not “it will work out somehow”.
  4. A purchase that follows the sale — if you finance another property from the sale, the dates must be joined on purpose. Otherwise you hold two risks at once.

Where a mortgaged sale usually gets stuck

  • The price is agreed, the mortgage balance is found out only afterwards.
  • The buyer waits for a loan, the seller for a payoff figure — and nobody runs the calendar.
  • A co-owner or spouse is not in the picture from the start.
