What actually sells, not the office logo
A private sale can go well if you have time, papers in order, a realistic price and patience for viewings. It fails when the opening price is from the neighbour’s portal, photos are from a phone and communication runs across five chat groups.
An agent adds value where a seller loses leverage: the range before the advert, filtering demand, the viewing regime, reservation and settlement. If you do not get this, you are paying for a brand, not for work.

How to decide
- On your own — you have time, one property in good condition, you can accept thinner demand and you can buy legal service separately.
- With an agent — the sale is tied to a purchase, a mortgage, co-ownership, an encumbrance, or you do not want viewings to take over your day.
- Range first — regardless of who advertises. Without a range the “saved commission” is often more expensive than the fee.
