Preparation before the viewing

An advert without preparation sells more slowly. Documents, condition and presentation first. Only then the opening price. A buyer decides in minutes — and the first minutes are photos, order and an answer on encumbrances.

Four things that come before photography

  1. Documents — title deed, encumbrances, co-ownership, consent of the other owners. A missing paper stops the sale later, when you already have demand.
  2. Condition — fix what hits the eye: lights, seals, smell, storage. Not necessarily the kitchen. The aim is that a buyer can picture living there, not a renovation budget.
  3. Photo and video — daylight, clear counters, straight shots. A floor plan helps more than a slogan in the advert.
  4. A story for the viewing — what stays, what goes, building costs, parking, nearby construction. Better to say it at the start than at the third viewing.

Common mistakes before a viewing

  • Evening photos, full wardrobes, angled shots from the corridor.
  • The advert is out, the title deed still unchecked.
  • Personal things and a strong smell — the buyer is judging you, not the flat.
